Parking Lot Striping and Line Painting in Maryland

Faded lines cost you parking spaces. Drivers straddle two stalls, block the fire lane, and park in the access aisle next to your accessible space. MD Paving Pros paints parking lot stripes, ADA stalls, arrows, and curbs for businesses across Maryland, and we can seal, patch, and stripe your lot in the same visit.

Restriped commercial parking lot

Parking lot striping services we provide

Most lots need four or five of these on the same job. You pay for one crew trip either way, so bundle what you can.

  • New parking lot layout. We measure your lot, work out stall count and drive aisle widths with you, chalk the layout, then paint it.
  • Restriping existing lots. We black out worn lines where the old layout changed and repaint the rest to match color and spacing.
  • ADA accessible stalls and access aisles. Blue stalls, hatched aisles, the wheelchair symbol, and sign placement that meets the 2010 ADA Standards.
  • Fire lane striping and red curb painting, with “FIRE LANE NO PARKING” stencils where your county fire marshal requires them.
  • Directional arrows, stop bars, crosswalks, and loading zone markings.
  • Custom stencils. Reserved, visitor, employee, compact, EV charging, numbered stalls, and company logos.
  • Curb painting and wheel stop installation.
  • Speed bump painting (yellow with hatching so drivers see them at night).

Want thermoplastic markings, warehouse floor lines, or an athletic court layout? Ask when you call. We quote those case by case.

New layout or restripe? How we decide with you

A restripe copies what’s there. We pressure wash, black out any lines that moved, and repaint over the old ones with fresh traffic paint.

A new layout starts from a blank lot, usually after paving or sealcoating. You get the chance to fix the problems the old layout had (stalls too narrow for trucks, a dead corner, an aisle that forces three-point turns). On a 100-stall lot, re-angling the rows can recover four to six spaces.

If your lot was last striped before 2012, treat it as a new layout. The current ADA Standards took effect in March 2012, and lots striped earlier usually have the wrong number of van spaces.

ADA compliant handicap striping in Maryland

Restriping counts as an “alteration” under the 2010 ADA Standards. If you repaint and leave the accessible spaces as they were, you’re open to a complaint, and you pay the fine.

The numbers below come from the Department of Justice parking page at ADA.gov.

  • A lot with 1 to 25 spaces needs one accessible space, and it must be van accessible. A lot with 26 to 50 needs two.
  • One of every six accessible spaces (or fraction of six) must be van accessible.
  • A car accessible stall is at least 96 inches (8 feet) wide, with an access aisle at least 60 inches (5 feet) wide.
  • A van accessible stall is at least 132 inches (11 feet) wide with a 60 inch aisle, or 96 inches wide with a 96 inch aisle.
  • The access aisle runs the full length of the stall and must be marked so nobody parks in it. The aisle also has to be close to level (no more than a 1:48 slope).
  • Accessible spaces go on the shortest route to your entrance. Each one needs a sign with the wheelchair symbol, mounted at least 60 inches off the ground.

We lay out your accessible stalls first, then fit the rest of the lot around them. The most common failure on older lots is a van space squeezed in at the end of a row with no aisle, and that order prevents it.

Fire lanes, arrows, and the markings that keep you out of trouble

Faded red curbs are the usual reason a property fails a fire lane inspection in Maryland. The standard fix is a red curb with white “FIRE LANE NO PARKING” lettering about every 25 feet. Your inspector may want different spacing, so tell us which county you’re in and we’ll match the local rule.

Arrows and stop bars do more work than most owners expect. One-way aisles with painted arrows cut head-on conflicts at the row ends. A stop bar at your exit onto a public road is cheap insurance, and a painted crosswalk between the lot and your door protects you if a customer trips in the drive aisle.

Seal, patch, and stripe in one visit

Striping-only companies paint over whatever surface you have. We’re a paving contractor first, so if your lot is cracked, raveling, or pot-holed, we fix that before the paint goes on.

A typical combined job on a Maryland shopping center runs two days. Day one, we fill cracks, patch potholes, and lay sealcoat. Day two, once the sealer has cured, we stripe, and your lines read clearly for two to three years instead of one because the paint sits on a clean black background.

Read more about our sealcoating and asphalt repair and pothole repair work. If your lot needs more than patching, our commercial paving crew lays the new surface first.

How often to restripe a parking lot in Maryland

Every two to three years for a typical commercial lot, and every 12 to 18 months for a busy retail or grocery lot. Maryland winters shorten that. Plows scrape the paint off, then the salt and brine eat into what’s left. If your lot gets plowed six or more times in a winter, expect to need a touch-up by spring.

Water-based traffic paint is the normal choice and lasts about two years outdoors. Oil-based paint holds up a little longer under heavy traffic, though it takes longer to cure and some counties restrict it.

The simple test is to stand at the lot entrance in daylight. If you can’t pick out the stall lines at the far end of the row, it’s time.

What changes the price of line striping

We don’t post a flat per-stall price, because two lots with 80 stalls can differ by a factor of three. Six things move the quote.

  • Restripe versus new layout. New layouts take longer because we measure and chalk before painting.
  • Stall count and total linear feet of line.
  • ADA stalls. Each one takes a blue stall, a hatched aisle, a painted symbol, and a sign, so it costs more than a plain white stall.
  • Surface prep. Pressure washing, blackout of old lines, and crack filling add time.
  • Stencils and specialty markings. Arrows and stop bars are quick. Custom logos and numbered stalls are not.
  • Scheduling. Night or weekend work to keep your lot open adds a premium, and in winter the paint needs air and surface temperatures above 50°F to cure, so we may have to wait for a window.

Call (443) 219-8268 and we’ll walk the lot and give you a written quote that breaks these out.

Who we stripe for

Property managers and HOAs send us most of our striping work. After them come shopping centers, churches, schools, medical offices, apartment communities, warehouses, and parking garages.

If your job is inside a garage, say so when you call, since garage work needs a different paint and some planning for fumes.

We also stripe lots we didn’t pave. If another contractor laid the asphalt, we’ll still stripe it.

Maryland service area

We stripe parking lots across Maryland. Most of our work runs through the central part of the state, from Baltimore and Frederick down to Annapolis and the Washington, DC suburbs.

  • Baltimore County. Towson, Catonsville, Dundalk, Owings Mills, White Marsh, Essex, and Pikesville.
  • Anne Arundel County. Glen Burnie, Severn, Odenton, Severna Park, Annapolis, and Bowie.
  • Howard County. Columbia and Ellicott City.
  • Harford County. Edgewood, Bel Air, and Aberdeen.
  • Montgomery County. Bethesda, Potomac, Rockville, and Germantown.
  • Frederick County. Frederick and Urbana.

Out past that range? Call anyway. For larger lots we’ll travel.

What happens after you call

  1. A site walk. We measure your lot, count stalls, check the ADA spaces against the current standard, and note any pavement repairs that should happen first.
  2. A written quote with the layout marked on a sketch or an aerial of your lot.
  3. Scheduling around your hours. Most restripes finish in one day, and we can split a large lot into halves so you never close completely.
  4. Prep. We sweep, pressure wash where needed, and black out old lines that don’t fit the new layout.
  5. Painting with a walk-behind line striper, then stencils and curbs by hand.
  6. A cure window. Water-based paint takes about 30 minutes to an hour to walk on and a few hours before cars should park on it, longer in cool damp weather.

Answers to common questions about parking lot striping

How long does parking lot striping take?

Most restripes of 50 to 150 stalls finish in a single day. A new layout on the same size lot usually runs a day and a half, because the measuring and chalking happens before any paint goes down.

How long before cars can park on fresh lines?

Plan on two to four hours in warm dry weather. Cool or humid days stretch that, and we’ll tell you the cure time for your job before we leave.

Do you handle ADA compliance, or do I need a separate consultant?

We lay out accessible stalls, aisles, symbols, and sign locations to the 2010 ADA Standards as part of every striping job. If your lot has a slope problem or a missing curb ramp, we’ll flag it, and that part may need concrete work before the striping is compliant.

Can you stripe a lot that hasn’t been sealcoated?

Yes. Paint adheres to bare asphalt fine. The lines last longer on fresh sealcoat, and a sealed lot looks cleaner, so we’ll quote both ways and you choose.

What color are parking lot lines supposed to be?

White for standard stalls on most Maryland lots. Yellow marks hatching and no-parking zones (and stalls on some older lots). Blue is for accessible stalls and aisles, and red is for fire lanes. No state law forces white over yellow for stalls, so we match what’s already on your lot unless you ask for a change.

Do you do line striping for small lots?

A 10-stall lot behind a dentist’s office is a normal job for us. The minimum charge covers travel and setup, and we’ll tell you that number on the phone.

Can you restripe in winter?

Only on days above about 50°F with a dry surface. In Maryland that gives us scattered windows from December through February. Most owners schedule for March through November.
